At WiseMove our goal is to make the process of finding your ideal property as seamless as possible. 

 

Here's a step-by-step guide to help you through the process:

 

Finding a Property:

​

  • Contact us with brief details about yourself and your property requirements, including area and budget.

  • We search our database for suitable properties, reaching out to waiting tenants whose needs align with available properties.

  • Start your search about a month before your intended move date for optimal choices.

  • Subscribe to receive our weekly list of available properties.

  • Tenancies are granted for a minimum of 6 months, renewable by mutual agreement. 

 

Viewings:

​

  • Before arranging a viewing, we need to register your full details to prequalify you for our landlords.

  • Viewings are accompanied to establish a personal connection and discuss key details, such as the letting term, proposed occupation date, and outstanding costs.

  • Viewings can be scheduled at your convenience, whether during the day, evening, or weekend. We Carry out viewings until 8pm of the evening to accommodate work commitments.

  • If immediate occupation is desired, contact us to discuss possibilities for specific properties.

 

Reserving a Property:

​

  • Upon choosing a property, reserve it by paying a holding deposit (one week's rent).

  • This deposit holds the property for you, subject to the landlord's consent, contract and satisfactory references.

  • Note that this does not form a contract, and if no progress is made within 15 calendar days (due to your delay), we may re-market the property, and you forfeit the holding deposit.

  • Before tenancy commencement, provide proof of residency and identity for each tenant.

  • Smoking or pet ownership should be confirmed with the landlord before applying.

  • The holding deposit is deducted from due monies if the tenancy proceeds; otherwise, it is refunded if the landlord declines. The only time you would lose your holding deposit would be if you failed references or withdrew from the application once referencing has started. 

 

Tenant Assessment:

​

  • For individuals aged 18 and above, a tenant assessment is conducted, involving contacting the current employer, and former landlord, and a credit check.

  • Reference checking typically takes 3-5 days but may extend if there are difficulties in contacting references.

 

Financial Criteria:

​

  • Ensure your annual income is at least 30 times the monthly rent to meet referencing criteria.

  • Different rules apply to Housing Benefit; contact us for clarification.

 

Guarantor Option:

​

  • If unable to meet income or credit check requirements, a guarantor may underwrite rent liabilities, with the guarantor's income being three times the annual rent.
